How these numbers are calculated
Title insurance premium
Florida’s promulgated rate for an owner’s policy is $5.75 per $1,000 of coverage on the first $100,000, $5.00 per $1,000 from $100,000 to $1 million, $2.50 per $1,000 from $1 million to $5 million, $2.25 per $1,000 from $5 million to $10 million and $2.00 per $1,000 above that, with a $100 minimum (Fla. Admin. Code R. 69O-186.003). On a $500,000 purchase that comes to $2,575. When the seller’s own owner’s policy is less than three years old, the lower reissue rate applies.
When a lender’s policy is issued at the same closing as the owner’s policy, it costs a flat $25 for coverage up to the purchase price. Endorsements your lender requires are charged separately and aren’t included above.
Documentary stamp tax on the deed
Florida charges $0.70 per $100 of the sale price (or portion of $100) on the deed in every county except Miami-Dade. In Miami-Dade the rate is $0.60 per $100 for a single-family residence and $1.05 per $100 ($0.60 plus a $0.45 surtax) for condos, townhouses and all other property. The seller customarily pays this tax.
Mortgage taxes
If you finance, the mortgage note carries documentary stamp tax of $0.35 per $100 of the loan amount, and Florida’s non-recurring intangible tax is 0.2% of the loan. The buyer pays both.
Who pays the owner’s title policy?
In Broward and Miami-Dade, the buyer customarily pays for the owner’s policy and chooses the title company. In Palm Beach County, the seller customarily pays.
